Services from the Alpine bench
DSN-HDN Properties LLC works across six service tracts that cover the full life of a mountain property, from the first walk of an empty lot to the quiet winter checks on a finished home. Each tract below can stand alone or combine into a fuller arrangement agreed with the owner. Our office is at 178 S Matterhorn Dr, Alpine - 84004-1532, United States (US), and we work throughout the surrounding foothills and canyons.
TRACT B
Residential Property Management
Our residential program is built for single family homes and small mountain estates that need steady, hands on attention through the whole year. We begin every arrangement with a full condition report, walking the house room by room and recording the state of the roof, the mechanical systems, the exterior finishes and the grounds. That report becomes the baseline against which every later visit is measured, so an owner always knows what changed and when.
From there we handle tenant placement and screening, lease preparation and renewal, rent collection and deposit accounting, routine inspections and repair coordination with tradespeople we have worked with for years. Owners receive written summaries after each visit and a plain monthly statement that separates income, expenses and reserves without hidden line items. When a repair is needed, we describe the problem, offer options and let the owner decide, rather than presenting a single expensive answer after the work is done.
TRACT D
Vacation Rental Oversight
Short term rentals in a mountain town live and die on preparation. A guest who arrives to a cold cabin, a broken lockbox or missing linens writes a review that follows the property for years. Our vacation rental oversight focuses on the details that determine that first impression. We coordinate cleaning crews between stays, manage linen and supply rotation, restock essentials and keep a running maintenance list so small faults are fixed before they become complaints.
We work alongside the owner on the calendar and pricing decisions while taking the operational weight off their shoulders. Turnover schedules are checked against arrival times, hot tubs and heating systems are verified before guest check in, and snow clearing is arranged so the driveway is passable when it matters most. Guest communication can run through the owner, through us or through the booking platform, always following the preferences the owner sets at the start. The aim is a property that is genuinely ready, not merely listed.
TRACT E
Land and Lot Consulting
An empty lot carries more questions than a finished house. Access, slope, drainage, setbacks, utility routes and the practical buildable envelope all need to be understood before money changes hands. Our land consulting starts with the recorded plat and the terrain itself. We walk the ground, read the contour spacing and note where water will collect, where the grade will fight a foundation and where a driveway can realistically reach.
Our role is advisory and organizing. We help owners frame the right questions for civil engineers, surveyors and municipal planning staff, and we translate the answers into plain language they can act on. We do not pretend to replace licensed professionals, and we are clear about where their expertise begins. What we provide is a grounded first reading of the parcel that saves an owner time and often saves them from a costly mistake made with incomplete information.
TRACT G
Title Records Coordination
Over the decades a mountain property collects paper: the original deed, later easements, encroachment agreements, prior surveys and the notes that accompany them. When a boundary question arises or a sale approaches, that paper trail matters. Our title records coordination gathers these recorded documents into a single organized index and keeps it current as new instruments are filed.
The result is a clean starting point for attorneys, title officers and professional surveyors, and far fewer surprises in the week before closing. We do not offer legal advice and we do not issue title opinions. We keep the records in order, track what exists and what is missing, and make sure the owner and their professionals can find the document they need without searching through years of scattered email.
TRACT J
Seasonal Maintenance Programs
Mountain property follows a hard calendar, and neglect of that calendar is what damages homes. Our seasonal programs build the year into a fixed rhythm: spring irrigation startup and system checks, summer exterior care and grounds work, fall gutter clearing, leaf removal and freeze protection, then winter planning for snow removal and roof load monitoring. Each task is scheduled in advance, so no owner is caught unprepared by the first heavy storm.
We keep a per property schedule that reflects how the specific home behaves through the seasons. Homes on the upper bench see more snow and later thaws than homes closer to the valley floor, and the program is adjusted accordingly. Owners receive reminders before each season so they can approve work or ask questions well ahead of the date. The program is preventative by design, because a small cost in fall usually prevents a large one in January.
TRACT M
Buyer Representation Services
When a buyer is ready to acquire a mountain home or a piece of ground, our representation keeps their interest in front. We help define what the buyer actually needs, from access and sun exposure to winter access and long term buildability, then search with those priorities in mind rather than the pace of the market. On each visit we read the parcel together, pointing out the conditions that will matter in ten years, not only the ones that look good on a listing sheet.
Through the negotiation and the transaction we keep the buyer focused and informed, coordinating with their lender, attorney and inspector as needed. Our knowledge of the local roads, seasons and trades helps a buyer see past a fresh coat of paint and toward how the property will actually live. The goal is a decision the buyer can stand behind long after the keys change hands.
